We also purchase houses from Pre-Foreclosures having extremely motivated sellers.  Also Bank Foreclosures, many of them greatly discounted directly from the mortgage lender.  Some of these houses are ugly and need a lot of work.  Some of these houses only need cosmetic work or no work at all and have a fast turn around time.
